50 Rincon Vista Road

50 Rincon Vista Road, SANTA BARBARA, CA 93103

$5,495,000
Not on the market for over 65 years... 50 Rincon Vista was purchased just after the New Year in 1960, chosen for its exceptional sweeping ocean and mountain views--a rare dual panorama few Riviera properties offer. A true legacy property, it has hosted the gatherings and holidays of five generations. After being lost in the Tea Fire, the home was thoughtfully reimagined and rebuilt by the family's grandfather, an architect, and completed in 2010. Since then, it has been enjoyed for its modern feel paired with a timeless sense of elegance. Now, this special home is offered to the next generation.
Privately positioned at the end of a quiet cul-de-sac, the entry level unfolds with a natural ease--where the living room, dining, and kitchen flow outward to expansive decks, to capture the views This home is constantly drawing the eye to the horizon, inviting a seamless connection to the outdoors. On the entry level, the primary suite offers a quiet sense of retreat, while an office and guest bedroom are thoughtfully integrated, creating a sense of spaciousness while the rooms remain expansive yet intimate--each oriented to capture the views and support effortless single-level living.

Set on approximately 0.48 acres, the property offers both privacy and possibility, with room for a future pool. The lower level of the residence features approximately 430 sq ft of additional storage, well-suited for a wine cellar or other bespoke use. A sprawling family room on this level opens to the views and curated gardens, complemented by a wet bar with space for games and movies. Two additional guest suites complete the level, each with en suite baths and expansive views.

A rare Riviera offering where privacy, scale, and breathtaking views converge--inviting a lifestyle that feels both elevated and deeply personal.

Riviera

One of the older neighborhoods in the city of Santa Barbara, the Riviera also ranks as one of the wealthiest. Named for its close resemblance to the Mediterranean coasts of France and Italy, the Santa Barbara Riviera bridges the two-mile gap between Sycamore Canyon and Mission Canyon. Alameda Padre Serra Road is the main thoroughfare of the Riviera, threading its way along the hillside. Its entry point is right near the mission and it flutters ribbon-like along the mountain all the way to Montecito. The neighborhood has winding streets with intricate stone work terracing built by early 20th-century Italian immigrants. Most of the topography of the Riviera is relatively steep, making it particularly noteworthy for homes with outstanding views of the City of Santa Barbara, the Pacific Ocean and the Channel Islands. The Riviera is served by Franceschi Park and a portion of Hillside (Orpet) Park. Fine tourist lodging available at the beautiful El Encanto Hotel with it’s jaw-dropping views. The 3500 seat outdoor amphitheater of the Santa Barbara County Bowl is found in this neighborhood and a favorite venue for concerts.
