1. Pre-Sale Preparation
One of our agents will meet with you to learn about your property’s history, determine the amenities, recommend any needed improvements to best position the property, and ultimately define your goals. A Competitive Market Analysis (CMA) will be prepared and reviewed with you. Ultimately it is up to you how you would like to price. Throughout the process, we will also advise you on any potential reports that may be required prior to your property's Listing going live.
2. Staging & Imagery
If needed, we will collaborate with you and a stager to tastefully update furnishings. Once staged, we will coordinate and manage a photo/video shoot, and if applicable, capture drone footage, all at the optimal time of day. A tasteful “For Sale” sign will be installed on your property, if allowed.
3. The Art of Showing
Once we’ve captured compelling imagery and materials have been created, your listing will be featured on the local Multiple Listing Service, (MLS), villagesite.com, and a plethora of affiliate and syndicated websites. Broker’s tours will be held during the week (with your approval), and we will gather feedback from other Agents as to how the property is positioned. A welcoming, carefully considered, and optimal showing path will be developed.
4. Print Marketing
Our seasoned Marketing Department will work with your Agent to create a custom marketing plan, including beautiful and vivid marketing collateral, including flyers, brochures, and postcards.
Your property will be advertised in local publications such as the Independent, the Santa Barbara News Press, The Montecito Journal, and Santa Ynez Valley News. You will also have an opportunity to advertise in broader reaching publications like Luxury Real Estate Magazine, Luxury Portfolio Magazine, Country Life International, Luxe Interiors + Design, Homes Magazine, The Financial Times, Forbes Magazine, Robb Report, and the Wall Street Journal.
5. Digital Marketing
Over 90% of home searches begin on the web, meaning the first showing is online. Digital visibility is essential in marketing your property effectively in today’s crowded marketplace. Web placements offer global reach and instant access to your listing. To stay ahead of the curve, your home will be featured on villagesite.com as well as a number of high-traffic real estate sites. We actively market our listings on social media platforms, including Facebook, Instagram, Pinterest, Twitter, and YouTube.
6. Escrow & Closing
We will present and review all offers with you and tactfully represent you in all negotiations. Our Agents are experts at orchestrating what can be a complex and tedious process.
We will skillfully navigate you through the escrow process and guide you through inspections, any requests for repairs, loan processing, title work, disclosures and insurance clearance.
